Real Estate Principles and Practices for Salespersons

CERTIFIED REAL ESTATE APPRAISAL

The following courses were developed by the Maryland Community College Association for Continuing Education and Training (MCCACET) and have been approved by the Appraisal Foundation and the MD Appraisers Commission. Attendance is mandatory; students must pass a final exam in each course. In addition to the classroom requirements, each student must complete 2000 hours of appraisal work experience before sitting for the state licensing exam. The college does not arrange for the work experience or administer the licensing exam. PLEASE NOTE: In addition to the 50-hour education requirement for the certification, a candidate must hold an AA degree (or 21 semester credits in specified subjects) and complete 500 additional experience hours. Real Estate: Appraisal Principles & Procedures
Prepare to meet the education requirements of the Maryland Real Estate Appraisers Commission for the Licensed Real Estate Appraiser classification. Topics include real property concepts, legal considerations, factors affecting property values and more. Calculator is required; attendance is mandatory. A final examination will be given. Focus on the sales comparison and income capitalization approaches as they apply to residential properties and residential appraisal report writing. Real Estate (Appraisal): 7 Hour National USPAP Update
Meet the educational requirements for real estate appraisal license renewal as required by the Maryland Real Estate Appraisers Commission. Approved by The Appraisal Foundation. Topics include an update of USPAP policies, legal issues, ethics and valuation techniques. Textbooks included in cost of the course; provided at class (7 hours CE).

Advanced Residential Applications
Ease the challenge of complex residential appraisal assignments. Learn to recognize and address location considerations, functional obsolescence and quantification issues for the more difficult appraisal. Case studies will be used extensively. You'll cover valuing unique and high-end residential dwellings, valuing partial interests and addressing changes in market conditions.

Valuation of Partial Interests
Explore the valuation considerations necessary in the appraisal of partial interests that include both physical segments and partial ownership interests. USPAP requirements relative to the appraisal of partial interests will be discussed including: real property, air, and subsurface rights; types of partial ownership; leases; transfer development rights and life estates. Statistics, Modeling and Finance
Learn about the theory and practice of statistics in real estate appraisal, when statistics need to be used and relevant statistical methods. Topics include real estate finance and valuation modeling and their use in appraisals, terminology, practical applications of statistical analysis, financing terms and real world examples of how financing affects the value of real property.

Supervisory Appraiser/Trainee Appraiser Course
Meet the 2015 requirements developed by the Appraiser Qualifications Board (AQB) of The Appraisal Foundation (TAF) for Supervisory Appraisers and Trainee Appraisers. The course is mandatory for individuals applying for the Trainee License after 01/01/2015 and for all Supervisory Appraisers who mentor new Trainee Appraisers, beginning 01/01/2015. The course covers the requirements and responsibilities of both Supervisory Appraisers and Trainee Appraisers, and can be used for continuing education credit.
